Shanghai historic villa generally refers to properties constructed before the foundation of new China. Usually, they are duplexes or detached houses, which are exquisitely decorated and equipped with living rooms, dining rooms and several bathrooms. According to preliminary statistics, Shanghai historic villas are mainly distributed in four downtown areas: about 39% in Xuhui District, about 29% in Changning District, about 9% in Luwan District, and about 8% in Jingan District. Most of them are on such roads as Fenyang Road, Taiyuan Road, Yuyuan Road, Wukang Road, Hunan Road, Sinan Road, Changle Road, Huashan Road, Xingguo Road and Maoming Road. At that time, many politicians lived in Xuhui whilst merchants gathered in the areas of Yuyuan Road and Huashan Road. And intellectuals and technical elites were concentrated in Luwan District. Shanghai historic villa is in the category of historic buildings in Shanghai, which have amounted to 2,000 square meters, 95% of which are clear about property rights. In 1997, legislation was made to protect historic buildings.

On November 29, 1845, the Qing government and the British Consul Balfour (George Balfour) jointly announced the 《Shanghai Land Charter》 (also known as 《The Shanghai Land Regulations》). Thus, Shanghai British Settlement was set. After that, U.S. Settlement and French Settlement were also set followed. On July of 1854, Britain, France and US Settlement combined into a joint settlement. In 1862, French Settlement was separated from the joint concession; in 1863, British and U.S Settlement were officially merged into the International Settlement.

Shanghai French Settlement, located in Luwan and Xuhui District. Shanghai French Concession is directly governed by Hanoi. Among the four French settlements in modern China, it is the earliest, the largest and the most prosperous one. (The other three are Tianjin French Settlement, Hankou French Settlement and Guangzhou French Settlement). It is also one of the two settlements in Shanghai (the other one is Shanghai International Settlement).

Shanghai International Settlement is the first concession in modern China, as well as one of the two International settlements in modern China (the other one is Gulangyu International Settlement), and it is one of the two concessions in Shanghai (the other one is Shanghai French Concession). Shanghai International Settlement is the earliest, longest, largest and well-developed concession, whose regulatory agency was also the largest.
